Courtroom Success

Property Tax Services has won several prominent cases in the court of appeals, which helped set the precedence for how subsidized housing is valued for assessments in Wisconsin.

We have also won subsidized housing appeals before the Wisconsin Department of Revenue under §70.85.

Understanding Value

Each type of subsidized housing has its own set of government rules and regulations that can affect value.

Having an expert review and appeal your property value can make a big difference for tax savings in the current year, and in the years to come.

We Handle The Appeal Process For You

  • Step 1 – Review Your Assessment: We begin by collecting the necessary data for review.
  • Step 2 – Analyze the Collected Data: We compare your assessment to the Market using Acceptable Appraisal Practice.
  • Step 3 – Create a Valuation Report: If our value conclusion is lower than your assessment by an unreasonable amount, we’ll start the appeal by creating a report that complies with Wisconsin Law and Acceptable Appraisal Practice.
  • Step 4 – We Represent You: This step starts with contacting the assessor to set up meetings, and continues through all stages of the appeal through the Board of Review hearings.
  • Step 5 – We Work With Experienced Attorneys: We strive to avoid litigation, however, if it becomes necessary to continue the appeal we work with attorneys that are familiar with the process.

Frequenty Asked Questions

What percentage of tax savings is the contingency fee?

The fee can range from 25% up to 50% of the savings depending on the type of property and potential amount of work involved. The typical fee is 1/3 of First Year Savings.

How are the contingency fees calculated?

The fees are calculated based on the difference in estimated taxes from the original assessed value, to the revised value. The estimated taxes are determined by multiplying the previous year’s tax rate by the original and revised values. If the municipality is undergoing a revaluation, an estimated rate will be applied.

How long is the appeal process?

We strive to get appeals settled in the current year, though if the appeal goes to litigation, the process can take up to 3 years or more.

How often do appeals go into litigation?

In our experience, litigation is rare and has occurred on less than 2% of our appeals.

Are attorney fees included in the contingency fee?

For current year legal advice, there will be no separate fees for an attorney, however, for litigation most attorneys will not work on a contingency fee and their work would be charged separately.
